At face value it's an honest write up...wonder how bad the rear arches are and how far any rot extends underneath.
Looks tatty but probably not hard to make it look a lot better cosmetically. Other issues are "normal".
Doubt it's worth more than the BIN price, but might make a viable project. Definitely needs rescuing though!
